NEW CONSTRUCTION SERVICES

Pre-Construction

Analysis - Estimation - Scheduling - Permitting - Material Take-off

Many contractors will try to skimp on pre-construction since it’s not the meat of the project -- not us. It’s such a critical step where we’re laying everything out so that three, or six months down the road, it all runs smoothly. Using best practices in pre-construction pays dividends throughout the project. We take a very thorough approach making sure that we’re on the same page and there aren’t any surprises.

Site Development

Site Due Diligence - Clearing & Grading - Excavation -Utility Prep - Tap-ins

No site is the same -- they’ve all got their quirks. We’re used to it. It’s expected that if we’re building in the city, we’ll find the remnants of a house which will have to be excavated. Before we get to that point, we’re checking all the boxes to make sure that what you want to build is feasible on your site. And if it’s not -- we’ll tell you. Whatever it takes to get your site to the point where it’s build-ready, we’ve got the subcontractors, skills, and tools to make it happen.

Construction Management

Schedule Tracking - Project Documentation - Draw Schedule Invoicing

Keeping a construction project on task is no easy (task). We understand how important it is for you to deliver on your deadlines, whether it’s for closing your construction financing, or getting buyers and tenants moved in ASAP. We document everything and share it with you so there’s no question whether we’ve done our job or not. This comes from our experience holding contractors accountable during heavy highway inspections.

Foundations

Standard Block - Pre-cast - Poured-in Place - Full Basements

Foundations come in a variety of forms -- it all depends on the site you’re developing. With Pittsburgh winters, we like to work with pre-cast foundations because they’re built in a factory any day of the year -- rain, snow, or shine. We don’t have to wait for a day that’s 70 degrees and sunny for them to set. This is just one of the many ways we’re staying up to date on emerging construction trends. If you want to go a more traditional route with poured-in-place or block foundation, we’re all for it and have built our fair share of homes this way.

Framing & Exterior Envelope

Stick-Frame Construction - Wall-Paneling- Modular Construction - Siding - Roof

Depending on the project, we’ll self-perform framing & build the exterior envelope. If it’s up to us, we prefer using prefab construction for everything above the foundation. Two options for prefab are closed wall panels or volumetric modular construction. With closed wall panels, exterior walls, and roof come pre-built with windows, insulation, OSB, weather barrier, and electrical chases already run. For volumetric modular construction, 80% of the home is built offsite -- with cabinets, flooring, and a lot of the interior already finished, even a coat of paint on the walls. Whatever construction method you choose, we can take it on.

Interior Finishing

Drywall - Painting -Flooring - Fixtures, Plumbing - Kitchen - Tile

It’s the last stretch. Getting a project over the finish line so it’s just right is a lot of coordination and details. Whether your project is built ON or OFF-site, there’s finish work to be done and we’re here to handle it. This is where your project needs to shine and quality counts.
